I am a family man. I am fortunate to have 2 grown up children and a beautiful lady in my life. I have been investing in property for over 25 years now and mentoring , coaching and training for over 10 years now. My first investment property was not great and I was losing money on it. So I decided to knuckle down and work out how to do it properly. That property now earns me great income every month and is part of my stable portfolio.
Here’s my story so far …..
I joined the Army straight from school to become an Electronics and Communications specialist. Thankfully during my time in the Royal Corps of Signals I was never deployed to any conflict zones. In fact, one of my postings was to the beautiful island of Cyprus where both my children were born.
During my 14 years in the Army, I learned a lot about myself, organizational skills and working with others to achieve great results.
I left the Army and put my newly learnt skills to use along with the extra trade I had leant into creating a computer service company which supported schools , small businesses and the Police. The business had 5 employees at one point and we were doing well. A lot of being in the right place at the right time and working hard to secure new school contracts each year. However, I hadn’t really leant the art of working on the business not in the business which made it very busy for me working all the hours available for not much more than a good wage. So, I decided after 12 years to continue to pursue my hobby of buying investment properties.
I was self employed and had no pension and that’s why I got in to buying Buy To Let properties.
I now decided that I would really go for it and purchase enough property to replace my income from the IT business and also have an income for life . This is where I really learnt how to buy properties in lots of different ways. Financing them and owning them when I didn’t really have huge amounts of money in the bank. It was a case of really having to really knuckle down and create a portfolio as soon as I possibly can.
And I did It , I replaced my IT income in just 18 months.
An aside to this was the letting agency. When I started to buy investment properties. I decided I wanted to rent them and manage them myself, so I would learn the whole process and make sure I had decent tenants in them …
There are so many tenant stories I can tell you … maybe over a beer one day !!
However very quickly I discovered that I couldn’t manage all the properties and shopping for new ones and managing the current ones all on my own. That’s when I started to employ people to work for me and also grow the lettings agency business with properties from other investors too. After a 7 successful years I sold the business. But this time, I had learned to work on the business and have the exit plan always in the back of my mind should I decide to sell.
As well as buying properties, creating a letting agency I started to teach others how to find, buy and make money through investing in property.
I have taught over 4,000 people all over the UK from Scotland to South Wales and London, They have all learned numerous ways to finance deals and multiple ways to find great future proof property investments.
Since 2013 I have been Training , Coaching and Mentoring people and business owners from all walks of life to successfully use property to achieve their financial goals in life. Whilst working with fabulous people, I have been very fortunate to gain new friends and enjoyed the journey together.
That’s why I decided to launch Clever Property Investing in 2020 and commit to working with a group of smart thinking , hard working business owners and entrepreneurs
Hi I am Nicki and part of the administration team. I am often the one squirrelling away in the background sorting the emails, paperwork and organising the face-to-face teaching days.
I am a mother to two children (22 and 14) and enjoyed many years travelling, teaching and living abroad thanks to the British forces, before settling in Wiltshire. Following many years in Primary and Secondary education, I met Neil and joined him on the Clever Property Investing journey.
My teaching skills were utilised during Covid enforced Zoom Property Training weekends, particularly on Social Housing. Just from being in the background, running the administration, I realised there were alternatives to solely relying on the small pensions I was accumulating with my “traditional” occupations. When the big 50 looms, you examine your current and future finances, which certainly caused a hot flush or two in me! It is very easy to be “I should have …” and “if only …” but being middle-aged is a fantastic age to start investing in property and NO- it isn’t too late to start.
I continue to multi-task my life and work with supporting Clever Property Investing, where I enjoy meeting so many wonderful clients and watching their confidence, achievements and investments grow.
